TERMS AND CONDITIONS

Investable Properties

  • Freehold completed residential properties qualify for investor visas.
  • For three (3) year visas, if the property is mortgaged, 50% of the property value or at least AED 750,000 has been paid to the bank. The applicant must obtain an Arabic NOC letter along with a current mortgage statement from the bank.
  • For five (5) year visas, if the property is mortgaged, 50% of the property value or at least AED 2 million has been paid to the bank. In this case, the applicant must obtain an Arabic NOC letter along with a current mortgage statement from the bank.
  • Off-plan, leasehold, disputed properties, and land plots are not acceptable for an investor visa.

Property Value

  • The property value is based on the purchase price and not the current market value of the property.

Qualifications

  • The investor still qualifies for a property visa if he decides to take multiple properties (maximum of 3) with a total investment of AED 1 million or more.
  • If the property worth is AED 1 million or more and bought as a joint venture by the spouse, which may be the husband or wife, then he or she is entitled to apply for an investor visa. For the process, an attested marriage certificate needs to be presented.

Restrictions

  • Dubai Land Department (DLD) will issue a restriction on the property to avoid disposal/sales of the property while the visa is valid.
  • DLD will cancel the visa in case of property sale unless it is replaced by a substitute property.
